The revitalisation of existing industrial sites is a central component of sustainable urban and location development. In Kiel, the industrial and commercial area BeachPlace The project involves rethinking a large area in order to enable modern commercial and industrial uses in the long term. Prof. Burmeier Ingenieurgesellschaft mbH - member of the SIERA Alliance its extensive expertise in environmental and dismantling management.
The round 340,000 m² site was to be gradually revitalised and developed for the future. The prerequisite for this was the professional demolition of extensive existing structures and the responsible handling of existing building pollutants.
As-built analysis and demolition as the basis for site development
In the course of the project preparation Building complexes with up to 15 existing buildings be demolished. The demolished building area comprised around 25.000 m² with a cubature of about 215,000 m³ of enclosed space.
The Prof. Burmeier Ingenieurgesellschaft mbH took over the Pollutant analyses of the building fabric and a comprehensive Inventory with mass determination. On this basis:
- Detailed dismantling concepts
- Work and safety plans
- and the tender documents
created. Work began in the year 2022 and are expected to be completed in first quarter of 2026 completed.
Historic buildings at StrandOrt Kiel
In addition to more recent hall buildings with predominantly closed façades, there were several other buildings on the site. High-quality historic brick buildings and halls. These buildings reflect the Industrial culture of the early 20th century and significantly shaped the character of the location.
Some of these buildings were under Monument protection. Historically, the site was used for Military engines, tanks and rail vehicles produced. Due to this use, the area was for a long time Not open to the public - a circumstance that further increased the complexity of the project.

Logistical connectivity of the location
The StrandOrt Kiel has a distinctive Logistical infrastructure, which is of great importance for future industrial developments:
- Existing Track connection, formerly connected to the MFG-5 site of the German Armed Forces
- Two Road accesses in the north and south
- Additional access options via neighbouring areas
- Perspective Connection to a quay across the neighbouring Caterpillar site
- Proximity to the Kiel airfield (less than five kilometres away)
These connections enable a clear separation of logistical transport and passenger transport and efficient organisation of material flows.
Performance share and role of Prof. Burmeier Ingenieurgesellschaft mbH
Prof. Burmeier Ingenieurgesellschaft mbH (BIG) was responsible for the following services in the project:
- Investigation of the building fabric for use-related building pollutants including building pollutant register and demolition concept for five building complexes with cost estimate
- Preparation of work and safety plans and coordination in accordance with TRGS 524 / DGUV 101-004 in conjunction with TRGS 519 and TRGS 521
- Preparation and participation in the awarding of contracts for site clearance and building demolition services
- On-site construction supervision and expert support for the demolition project
- Safety coordination in accordance with BaustellV and coordination in accordance with TRGS 524 during construction work
- Project completion and comprehensive final documentation
Sustainable land clearance as the basis for new utilisation
Through the stringent planning The demolition work was carried out in an orderly fashion, paving the way for the subsequent redevelopment.
