In Kiel, the industrial and commercial area <strong>BeachPlace<\/strong> The project involves rethinking a large area in order to enable modern commercial and industrial uses in the long term. <strong>Prof. Burmeier Ingenieurgesellschaft mbH - member of the SIERA Alliance<\/strong> its extensive expertise in environmental and dismantling management.<\/p>\n\n\n\n<p>The round <strong>340,000 m\u00b2 site<\/strong> was to be gradually revitalised and developed for the future. The prerequisite for this was the professional demolition of extensive existing structures and the responsible handling of existing building pollutants.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>As-built analysis and demolition as the basis for site development<\/strong><\/h3>\n\n\n\n<p>In the course of the project preparation <strong>Building complexes with up to 15 existing buildings<\/strong> be demolished. The demolished building area comprised around <strong>25.000 m\u00b2<\/strong> with a cubature of about <strong>215,000 m\u00b3 of enclosed space<\/strong>.<\/p>\n\n\n\n<p>The <strong>Prof. Burmeier Ingenieurgesellschaft mbH<\/strong> took over the <strong>Pollutant analyses of the building fabric<\/strong> and a comprehensive <strong>Inventory with mass determination<\/strong>. On this basis:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Detailed dismantling concepts<\/li>\n\n\n\n<li>Work and safety plans<\/li>\n\n\n\n<li>and the tender documents<\/li>\n<\/ul>\n\n\n\n<p>created. Work began in the year <strong>2022<\/strong> and are expected to be completed in <strong>first quarter of 2026<\/strong> completed.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Historic buildings at StrandOrt Kiel<\/strong><\/h4>\n\n\n\n<p>In addition to more recent hall buildings with predominantly closed fa\u00e7ades, there were several other buildings on the site. <strong>High-quality historic brick buildings and halls<\/strong>. These buildings reflect the <strong>Industrial culture of the early 20th century<\/strong> and significantly shaped the character of the location.<\/p>\n\n\n\n<p>Some of these buildings were under <strong>Monument protection<\/strong>. Historically, the site was used for <strong>Military engines, tanks and rail vehicles<\/strong> produced. Due to this use, the area was for a long time <strong>Not open to the public<\/strong> - a circumstance that further increased the complexity of the project.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><a href=\"https:\/\/burmeier-ingenieure.de\/wp-content\/uploads\/2026\/01\/Blog-post-2-1.jpg\"><img fetchpriority=\"high\" decoding=\"async\" width=\"1024\" height=\"492\" src=\"https:\/\/burmeier-ingenieure.de\/wp-content\/uploads\/2026\/01\/Blog-post-2-1-1024x492.jpg\" alt=\"\" class=\"wp-image-21954\" srcset=\"https:\/\/burmeier-ingenieure.de\/wp-content\/uploads\/2026\/01\/Blog-post-2-1-1024x492.jpg 1024w, https:\/\/burmeier-ingenieure.de\/wp-content\/uploads\/2026\/01\/Blog-post-2-1-300x144.jpg 300w, https:\/\/burmeier-ingenieure.de\/wp-content\/uploads\/2026\/01\/Blog-post-2-1-768x369.jpg 768w, https:\/\/burmeier-ingenieure.de\/wp-content\/uploads\/2026\/01\/Blog-post-2-1-18x9.jpg 18w, https:\/\/burmeier-ingenieure.de\/wp-content\/uploads\/2026\/01\/Blog-post-2-1.jpg 1250w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/a><\/figure>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Logistical connectivity of the location<\/strong><\/h4>\n\n\n\n<p>The StrandOrt Kiel has a distinctive <strong>Logistical infrastructure<\/strong>, which is of great importance for future industrial developments:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Existing <strong>Track connection<\/strong>, formerly connected to the MFG-5 site of the German Armed Forces<\/li>\n\n\n\n<li>Two <strong>Road accesses<\/strong> in the north and south<\/li>\n\n\n\n<li>Additional access options via neighbouring areas<\/li>\n\n\n\n<li>Perspective <strong>Connection to a quay<\/strong> across the neighbouring Caterpillar site<\/li>\n\n\n\n<li>Proximity to the <strong>Kiel airfield<\/strong> (less than five kilometres away)<\/li>\n<\/ul>\n\n\n\n<p>These connections enable a clear separation of <strong>logistical transport and passenger transport<\/strong> and efficient organisation of material flows.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Performance share and role of Prof. Burmeier Ingenieurgesellschaft mbH<\/strong><\/h4>\n\n\n\n<p>Prof. Burmeier Ingenieurgesellschaft mbH (BIG) was responsible for the following services in the project:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Investigation of the building fabric for use-related building pollutants including building pollutant register and demolition concept for five building complexes with cost estimate<\/li>\n\n\n\n<li>Preparation of work and safety plans and coordination in accordance with TRGS 524 \/ DGUV 101-004 in conjunction with TRGS 519 and TRGS 521<\/li>\n\n\n\n<li>Preparation and participation in the awarding of contracts for site clearance and building demolition services<\/li>\n\n\n\n<li>On-site construction supervision and expert support for the demolition project<\/li>\n\n\n\n<li>Safety coordination in accordance with BaustellV and coordination in accordance with TRGS 524 during construction work<\/li>\n\n\n\n<li>Project completion and comprehensive final documentation<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Sustainable land clearance as the basis for new utilisation<\/strong><\/h3>\n\n\n\n<p>Through the <strong>stringent planning<\/strong> The demolition work was carried out in an orderly fashion, paving the way for the subsequent redevelopment. The demolition work was carried out consistently <strong>according to the state of the art<\/strong>.
